This one was a conversation with agents rather than with families. Justin Nimergood runs Real Estate Rock Stars and produces media for agents around the country, so we spent the twenty three minutes on what an agent standing in front of an aging seller is actually looking at, and what usually goes wrong.

The house should be the last decision, not the first.

Almost every one of these calls starts with "we need to sell mom's house." That is the wrong place to start. Before anybody lists anything, somebody has to know who holds authority, what the estate looks like, whether benefits are in play, and what the money has to accomplish. Sell first and you can create a problem that no price fixes. A listing agent's only tool ends with a sign in the yard. The work that protects a family starts before that.

Condition is the lever, and cosmetics beat remodels.

One house I talked about on the show had a cash offer on it around a hundred thousand. It sold for two hundred ten after about ten thousand dollars of work. Not a new kitchen. Paint, fixtures, carpet, cleanup. That spread is not typical and I would not promise it to anyone, but the shape of it is real. Buyers discount hard for what they can see, and a full remodel almost never earns back what it costs on a house like this. The cheap work is the work that pays.

How the wholesaler finds these families.

The letters are not random. Long ownership, an out of state adult child on the deed, deferred maintenance visible from the street, a probate filing, a change of address. Every one of those is a signal that somebody may need this to be over quickly, and quickly is what gets priced. I wrote those letters for eight years, so this part is not a theory.

The rest of the board.

We also got into Medicaid spend down and where an asset protection trust does and does not help, estate sales and senior move managers, and the practical problem of clearing out fifty years of belongings before anybody can even photograph a house.
